Sam Schwartz
&Opportunities LLC &O was started by Samuel A. Schwartz, a Florida real estate broker, who is licensed to practice law in the States of Florida and Illinois. During the first quarter of 2005, Mr. Schwartz left his legal practice to focus on a career in commercial real estate. Mr. Schwartz started &O, which is designed to provide individuals a safe means to invest in real estate, while simultaneously offering developers several financing tools in the preconstruction space. Specifically, &O helps developers meet the mandatory presales requirements set forth in a construction loan by organizing several individual preconstruction buyers. As a result, &O shortens the time developers need to close their construction financing, thereby creating the time value of money, while providing individuals with the opportunity to participate in the upside of a real estate project by purchasing assignable units at preconstruction prices well below those sold to the public.
Since 2005, &O and its principal have been involved in the funding of more than 450 condominium and town home units nationally, with a retail value in excess of $300 million. &Opportunities currently manages the purchase and resale of several projects on behalf of &O's partners. Mr. Schwartz is also a buyer and has purchased units through &O.
Prior to leaving the legal field, Mr. Schwartz practiced commercial bankruptcy law, representing debtors and creditors on a broad range of business reorganization and restructuring matters involving a variety of industries. Specifically, Mr. Schwartz represented numerous clients in chapter 11-related matters including The Williams Companies, Inc., Chiquita Brands International, W. R. Grace & Co., Trans World Airlines, Zenith Electronics Corporation, United Artists, Mirant Energy, Harnishfeger Industries and World Access Communications, among others. In addition to handling all aspects of bankruptcy and restructuring workouts, Mr. Schwartz worked on corporate matters, specifically acquisitions, mergers, general corporate representation and real estate. Mr. Schwartz attended the University of Michigan - Ann Arbor and received
his Juris Doctor from the University of Loyola Law School - Chicago.
